Working closely with architects and designers, City Beach
Exceptional Homes aims for custom-home perfection.
A collaborative effort between the client,
concept designer Yael K Designs, and
City Beach Exceptional Homes, these
two-storey homes in Swanbourne have
been nominated for various awards.
The clients made it very clear from the
beginning that they wanted strong input into the
design, ensuring meticulous attention to detail.
Subdividing the 618sqm lot to create
two luxurious, side-by-side homes, the clients’
briefs differed somewhat. One desired maximum
street impact, while the other wanted a
contemporary street elegance.
This unique brief called for some symmetry in
the homes, yet very individual internal floor plans
accentuated by the selection of building materials.
The sloping lot was best addressed by sinking
both garages in an undercroft style while
maintaining an open plan through both homes.
With the basement and upper level walls reaching
maximum height limits, the builder also had
to consider negligible ceiling and roof spaces in
which to run services.
Both residences have three bedrooms and
bathrooms with individual alfresco areas, but it is
the level of detail that makes these side-by-side
homes so unique.
The property on the eastern side features a
timber entry bridge over a pond, with a glazed
stair void reaching to the upper levels, a home
theatre, and a relaxed yet well-appointed cafe-
style kitchen that opens to the alfresco courtyard.
The property on the western side features
plenty of stone, including a stone spline wall
that runs externally through to the internal living
areas of the home.
This is complemented by copper-finished
arbors at the entry, and a veneer-clad fireplace,
along with an 11m stone and veneer kitchen. The
built-in meals/dinette area overlooking the street
creates a relaxed corner in a lavish home.
