This spectacular modern four-bedroom home was
built on a relatively small block with a laneway
easement. It required a zero setback on the eastern
boundary which was granted after negotiations
with the adjoining neighbours.
The client’s brief outlined a range of features
including an open-plan living area with views of
the nearby lake, minimal clean lines with modern
architectural detailing, lap pool, elevator and more.
Achieving a functional family home that was
light and gave a sense of space on a relatively small
block was a welcome challenge for Douglas Paton
and his team at d4 designs.
To increase the penetration of light and expand
on use of space, light wells were used in the design,
as were expanses of glass, voids and double-storey
features. Double-glazing was the glass of choice,
which also minimised traffic noise and increased
the energy efficiency and star rating.
Subtle design detail and features such as white
polished concrete floors and plaster applied in
a ‘Marmorino pattern’ create a clean feel, adding
to the overall sense of space and volume.
Other materials have injected warmth into the
home. Toffee Zebrano timber veneer for kitchen
cabinetry combined with eastern states blackbutt
