Thinking outside the square comes naturally for AJCD, who thrive
on pushing the boundaries of design and construction principles.
Resurrecting a tired old factory block on
the outskirts of Perth was an exciting yet
challenging project for AJCD.
The brief was to blend old with new
and acknowledge the history of the building
while creating an office, home and investment
opportunity. As a result, the preservation of much
of the existing factory building has been allowed
to feature visually throughout.
Through the addition of a new third-floor
penthouse apartment and minimising destruction
of the existing building, new spaces were created,
including a studio for AJCD to operate out of,
as well as street-front space for tenants.
The creation of this third level was no mean
feat because the existing factory building was
not strong enough to support a new floor above.
To combat this obstacle, steel framework was
installed and the new structure was ‘hung’ from
the frame, resulting in a steel and corrugated iron
construction that moves with the wind.
The outcome of this engineering marvel is
unique and intriguing.
Thoughts of sailing on a luxury yacht pass
through the mind when observing the stepladders
to access the mezzanine levels and rooftop service
decks, complete with porthole windows.
Shade sails and curved balconies to the front
of the building complete the nautical theme while
there is a strong emphasis on the use of recycled
The glass screens forming balustrades on the
upper-level balcony are made from glass salvaged
