A compact lot with a very narrow width required
some extra thought to maximise space without
reverting to extensive boundary parapet walls.
The 352sqm block is only 7.5m wide, necessitating
a two-storey home as the base of the design.
Projecting out towards the street, this property
has stunning external appeal while still including
rear external access down one side of the house.
Despite the limited site width, there is ample
open space and natural light that becomes evident
on entering the home.
To achieve this effect, three main double-
storey volumes were designed around a private
central courtyard and the backyard area. The
arrangement of these volumes, their form and
the careful placement of openings facilitates
excellent northern solar penetration, cross-
ventilation and the framing of views through
the house, without compromising privacy.
Utilising commercial steel-framed construction
and a composite concrete- and-steel-frame floor
system maximised useable internal space and
simplified construction, reducing time on site.
Low-maintenance materials were selected in an
understated colour palette that marries with the
coastal location and minimises maintenance. Off-
white Colorbond custom-orb cladding to the
