for a 498sqm north-facing lot that overlooks
parkland on the perimeter of the broader Floreat
The specific design guidelines pertinent
to this development required a meticulously
designed home with each element given
careful consideration to satisfy the needs of
the homeowners, as well as complying with
the necessary covenants.
Boundary restrictions encourage gardens
and clear separation between houses. The
home design also required a garage setback.
This inspired the idea to relocate the opening
away from the front elevation, offering the
advantage of flaunting a stunning canvas
for street view.
The home features a large upstairs living
area, which opens out to the north-facing
balcony situated on the front elevation. This
wondrous natural view overlooks the park
and the gardens across the street with the
beauty of capitalising on northern light
The distinct shape and form of the roof
synchronises with the angled nature of the
block and includes operable louvres, welcoming
the warm sun in winter or providing shelter
The clever use of perspective space is one
