83 Your home is probably the most major investment
of your life, and building problems are usually
discovered late in the piece. Archicentre Building
Advisory Service advises the use of a qualified
building consultant or project manager who can
oversee the construction of your home to make
sure that everything is done in compliance with the
Australian Standards, Building Code of Australia
and your own contract specification.
84 We suggest that your home
or extension be inspected
during construction at least
twice; at roof framing stage,
when the structure and
construction can be checked
and at practical completion
(handover) when the finishes
can be checked.
85 Go to your local council before you build or after
you buy a block of land to ensure you've determined
the correct boundary lines for your property.
86 The Royal Institute of Architects says its members
are professionally qualified and legally registered to
practice by state registration boards and are bound
by a code of ethics that require they perform all
duties with professional integrity. Check your
architect is registered by either requesting their
registration number or contact the Architects
Board of WA.
87 There are two types of building contracts: "lump
sum/ fixed price" and "cost-plus". It's important to
decide which is best suited to you and your builder.
A lump sum contract requires the builder to quote
a price for undertaking the works (and therefore
accepting the risks involved). A cost-plus contract
requires the builder to estimate the price for scope
of works without risk involved. Therefore, you
should have complete faith in the builder or have
some knowledge of the building industry to make it
work for you.
88 When demolishing or renovating an old home
it is important to get planning permission from
your local council. Once a planning application is
submitted, neighbours are entitled to comment on
the development. As a result you may be required to
modify your designs to adhere to building conditions.
